Mr. O PM Services is a hands-on property management team which specializes in managing all forms of holiday homes, including villas, condominiums and apartment complexes in Hua Hin, Cha-am, Pranburi, Samroiyod, Kui Buri, Prachuapkhirikhan & Huay Yang. Our business can assist you with every aspect of maintaining, managing, marketing, selling and renting your property.

Mr. O PM Services is in a prime position to assist you with all of your home management needs. Whether you are in residence or away, we help you to keep an eye on your property through regular monitoring, access control, 24-hr standby in case of emergencies, helpful advice, and contacts with the most reliable service providers in the area. Our professional service enables you to keep your home in pristine condition at all times.

Our experienced, reliable and highly motivated staffs are able to assist in both indoor and outdoor maintenance, including pool and landscape maintenance, electric system, woodwork, housekeeping and hospitality supervision.

Mr. O PM Services provides everything needed to maintain, market and maximize your rental property investment, including:

  • Weekly visit by Mr. O & his operations supervisor to check on the home.
  • Exterior check of entrance, security devices, landscaping, pools, ponds, drainage, structure and woodwork, etc.
  • Interior check of windows and doors, floors, ceilings, water and electrical supply.
  • Monthly check of the home by engineers to monitor telephone connection, internet connection, water supply/drainage systems, lighting, structure and finishes, etc.
  • Reporting of any current or possible problem along with a quotation for repairs to be carried out.
  • 24-hr emergency support (subject to call-out fee, where applicable).
  • Supervision of any maintenance works.
  • Liaison with emergency services in case of emergency.
  • Vendor management - pool, garden, landscaping, pest control, insurance and any other specialist service provider servicing your home. This includes services that may be provided as part of the Common Area Management service.

We will provide you with the necessary with a quotation prior to commencing work. Any maintenance or alterations that affect the aesthetics of a development may require prior authorization of the ‘Owners Authorization’, so we will liaise with the contractors and ensure that precautions are taken to protect your investment.

(a) Gardening Service

Let Mr. O & his experienced gardening team take the sweat out of maintaining a tropical garden with a twice-weekly service for maintaining all outdoors plants, trees flower beds and shrubs. Periodic cutting of lawns as necessary and the supply of all chemicals, fertilizers, insecticides and equipment make keeping a garden beautiful easy. Costs for specialist services, such as a coconut removal, tree felling and additional landscaping can be quoted separately.

(b) Pool Service

Maintaining a pool in a tropical environment, especially during the rainy season, requires a high level of supervision. Therefore, we are offer a comprehensive service that alleviates the worry and time that you have to spend on maintaining your pool.
In conjunction with a reputable pool company, we have put together a package that assures trouble-free enjoyment of your pool. Listed below are the details of a package which is the recommended minimum for maintaining your pool in pristine condition:

Service 2 times a week by a trained engineer

  • Scrub and vacuum pool weekly.
  • Remove all vegetation and debris.
  • Test pH and chlorine (adjust as required), check salt levels (adjust as required).

Chemicals:  All chemicals will be supplied and charged on an as-needed / consumption basis. This will eliminate the need for you to purchase and store harmful chemicals in your home, which could be a primary concern should you have children or are considering renting your home.

(c) Housekeeping Service

Mr. O PMS provides a number of scheduled and ad-hoc cleaning services as follows:

(1) Deep Cleaning: This service is required for new homes or those that have not been occupied for some time. It involves housekeepers cleaning the interior of your home from top to bottom with every surface attended to. Costs include all equipment and solvents, except for specialist cleaning products and equipment to remove cement, resin, tar, paint or lacquer / varnish. Specialist cleaning requirements can be quoted separately.

(2) High Care Service: High-Care is an out-of-residence cleaning program for owners who do not occupy their home on a regular basis. Mr. O’s staff-visit the home twice weekly and clean the home on a rotational basis to ensure that every part of your home is cleaned at least once a month. This ensures that your home is always aired and cleaned when either you or your guests arrive at the home. It also eliminates charges for preparing the home as part of a rental service agreement. Special arrangements are made before arrival to ensure lights, outdoor furniture and air conditioning are set up to ensure maximum holiday time for owners and guests.

Housekeeping Service Includes:


  • Sweeping of driveway and entrance pathways.
  • Wiping and dusting all door handles and frames.
  • Dusting all external light fittings (excl. landscape lighting).
  • Sweeping of all external pathways, terraces and patios. Watering all external pot plants.
  • Mopping and sweeping of all external entertainment areas to include Veranda's, BBQ and bar areas.
  • Sweeping and dusting of external storage areas.


  • Wiping, dusting or cleaning windows and window frames both internally and externally (this does not include windows that cannot be reached with the use of a 2.5-meter ladder).
  • Sweeping, dusting or mopping of all floors.
  • Dusting / wiping of all exterior cabinets and cupboards.
  • Dusting and wiping of all shelves and cupboard interiors.
  • Dusting all air con vents and fans.
  • Dusting of interior light fittings and removal of cobwebs from high areas.
  • Running each air conditioner in the home for a minimum of 4 hours per month.
  • Vacuuming in corners to remove detritus.
  • Opening the windows (weather permitting) to air the home for a minimum of 8 hours per month.
  • Dusting, sweeping and mopping under furniture items that are movable by 2 persons.
  • Cleaning all bathroom finishes and fixtures.
  • Watering of all interior pot plants.
  • Supply of all standard cleaning materials to include, brushes, brooms, mops, dusters, dust pans, buckets, window, wood floor, tile floor (excl. terracotta and natural stone) cleaning products, bathroom fixtures and fitting cleaning products (excl. terracotta and natural stone).

3. Daily Housekeeping Service: This service is orientated to the type of cleaning required when the owner occupies the house. This service is provided at our cost standard for holiday rentals as part of a ‘Full Rental Service Agreement’ This service does not apply to owner’s guests, please see our ‘Standard Services Rates Schedule’.

Our Housekeeping Service, will cover cleaning of bedrooms and bathrooms as well as the making of beds and washing of dishes.
This is inclusive of cleaning equipment and chemicals. It does not include ironing, specialist cleaning or cleaning subsequent to entertaining i.e. parties. Owners may confirm cleaning requirements upon check-in. Notifying us of cleaning needs on the day will be subject to staffing levels. If required on a continuing basis, a service agreement will be entered into.

Properties Management Program

  1. Basic unoccupied property:
    This program is perfect for ‘House Owners’ who use their property as a second home and simply need someone to care for it and watch over it when they are not in residence.

  2. Holiday Rental Full Management:
    This program is set up to get the best value from your second home with rental income when you are not present.

  3. Holiday Rentals:
    An easy program for property owners who have all basic services in place and need only the professional marketing and rental overseeing our team can offer.

  4. Long Term Rentals Full Management:
    This program is with overseas house owners in mind and is designed to take care of all needs such as finding tenants, keeping the property up to standard, and handling the financial aspects.

  5. Long Term Rental:
    Another easy Program for property owners who have all basic services in place and only need the professional marketing and rental overseeing that our team can offer.
            All leases and move in procedures are processed with personnel experienced in logistical and legal details.

Our experienced Sales Representatives are available evenings, weekends and normal business hours to show your property to prospective tenants


Administration & Accounting Services

A monthly accounting is set up with statements sent weekly, monthly or quarterly, as required. Rental deposits are held until tenant checkout and a special account for contingency funds can be set up in case of emergencies


Construction Management Services

Our qualified staffs will procure estimates and coordinate any and all work required in order to maintain or upgrade your property.
